Yes, if you decide to move on, just give us two months’ notice. Your notice must expire at the end of your tenancy period which is linked to your tenancy start date. We’ll make sure you understand how it works before you move in, so there are no surprises.
Your agreement is designed to keep things simple and flexible. It continues on an open-ended basis, so you can stay for as long as it suits your plans, with clear terms around your rent, responsibilities, and how it could be brought to an end. Before you move in, our team will walk you through everything, so you know exactly what to expect from day one
- Sorry, subletting is not allowed at any of our properties.
The easiest way is to book a tour or fill out the 'contact us' form on our website. The application process is straightforward, we just need to see proof of income, and for you to do a reference/background check. We also provide in person tours and online applications for convenience.
- Yes! We encourage our residents to share their event suggestions and even host their own. The private dining areas and cinema rooms are also available for residents to book and exclusively use.
- Each studio is designed for two residents maximum.

- Yes you can, however there are some limits. Residents are welcome to invite up to 5 guests into the building, but the maximum room capacity is 2 for overnight stays.
Each studio apartment is equipped with its own private kitchenette, but each building also offers a high specification shared kitchen.
A cleaner is available for residents to book at an additional fee.
- Our properties are located in Battersea, Earlsfield and Harrow.
- Each building has washer and dryer facilities on site at an additional fee.
Each building offers a fully-equipped state-of-the-art gym. Sunday Mills and Florence Dock also have a separate yoga studio
- Yes, each resident has access to high-speed Wi-Fi in every area of the building.
- Yes definitely! We welcome residents from all walks of life and cultural backgrounds.
- There's no need to extend your stay. Once you’ve moved in, your tenancy continues on an open-ended basis, so you can stay for as long as it suits your plans. If your plans change, you can simply speak to our team, and we’ll guide you through your options. As with all tenancies, this is subject to your tenancy agreement and applicable law.
- WiFi, council tax and all bills are included in rent.
Rent is paid monthly in advance by Direct Debit. If it’s easier for you, you’re welcome to pay more than one month at a time, but that’s entirely your choice. Our team can talk you through how it works before you move in.
- Availability in our buildings varies and you may need to book further in advance if we have limited availability. Please contact our team for current availability.
- Rent is increased no more than once a year and is adjusted no higher than the market rate. We’ll always communicate any changes in advance, so you have time to plan.
- Laundry services at each building come at an additional cost for residents, and some larger or offsite events may be ticketed at a fee.
- Your monthly rent covers everything you need including electricity, water, superfast WiFi, council tax, 24/7 on-site team, our weekly resident events programme, and full access to communal spaces including the gym, co-working area, cinema room, lounges, shared kitchens and rooftop terraces. All the things you'd usually arrange and pay for separately, wrapped into one monthly payment. Nothing more, nothing less.
- No, there’s no security deposit to move in. You’ll just pay £200 to reserve your studio, which goes towards your first month’s rent.
- Yes definitely! Folk is 100% inclusive and open to everyone.
- Yes! Each property boasts a curated calendar of events each month which are bookable via Eventbrite. Events include cooking classes, film screenings, quiz nights, yoga sessions and more.
- You can make your studio your own and personalise it. We just ask you not to hammer anything into the walls (we recommend command strips).
Our co-living spaces have dedicated maintenance teams to handle any issues promptly, ensuring your home is always in great condition. Folk residents have access to a residents app which they can use to report maintenance issues in addition to the 24/7 onsite team.
Co-living properties prioritise safety with features like secure access systems, surveillance cameras, and a 24/7 on-site team available to help residents.
Our amenities differ slightly across our homes, but usually include fully equipped kitchens, co-working spaces, screening rooms, lounges, laundry facilities, high-speed Wi-Fi, gym, and terraces and event spaces.
Absolutely. Co-living fosters a vibrant community through shared spaces and events. At Folk we host a range of events like group dinners, workshops, or networking sessions, making it easy to build connections with fellow residents.
Once you’ve moved in, your tenancy continues on an open-ended basis, so you can stay for as long as it suits your plans. If your plans change, you can end your time living with us by giving at least 2 months’ notice, ending in line with your tenancy period. Our team can guide you through the details before you move in. As with all tenancies, this is subject to your tenancy agreement and applicable law.
Yes, all of our studios at Folk Properties are fully furnished, with essentials like a bed, desk, storage, and TV provided, making moving in seamless.

We're perfectly situated in leafy Harrow, North London. You can be in central London in less than 20 minutes, or closer to home you're a short walk from the shops, cafes and restaurants of Harrow-on-the-Hill.
We're a short 5-minute walk from Harrow and Wealdstone station (Bakerloo and London Overground) with easy access to central London in less than 15 minutes.
We're a short 10-minute walk from Clapham Junction and Wandsworth Town stations with easy access to central London.

Sunday Mills is located in a beautiful spot along the River Wandle in Earlsfield, South West London. It’s one of the rare places in London that has a village feel, while still being so accessible.
Earlsfield is your closest link, just a six-minute walk away. From there, it’s a quick 10-minute train to Vauxhall, where you can hop on the Victoria line for access to the rest of the city.

We understand that pets are important to many people. Under the Renters’ Rights Act 2025, residents are able to request permission for a pet, and each request will be considered on a case-by-case basis.
However, Folk buildings are designed as co-living environments with extensive shared spaces and home to a diverse resident community. As a result, permission will only be granted where a pet is demonstrably suitable for this type of setting and will not impact other residents’ comfort, wellbeing, or use of communal areas. In practice, this means approvals are limited and many common household pets, such as cats and dogs, are unlikely to be suitable.If you are considering a pet, please speak to the team before making any arrangements so we can guide you through what may be possible. Registered Assistance Dogs are always permitted in line with the Equality Act 2010.
- Yes, our studios can accommodate two people. There is a higher monthly rent for couples (currently £250 more than the single-occupancy rate), to cover the additional use of utilities and shared spaces by a second resident.
Our studios are designed for up to two people and are best suited to individuals or couples aged 18 or over.
Our first home is The Palm House in Harrow and our second home, Sunday Mills, is in Earlsfield. Our newest home, Florence Dock, is found perched on the River Thames in Battersea.
All our studios come with a built-in wardrobe and under-bed storage, as well as plenty of cupboard space. Our bigger studios do have more storage, so if you're worried about space we recommend you go for one of those, or you can add on an additional storage unit on our lower ground floor for £25 per month.
Our homes are designed to give you the perfect balance of private and communal space. You’ll have your own fully-contained studio apartment but you’ll also share spaces like a gym, lounge, co-working space and cinema. Everything’s newly designed and focused on comfort. If there’s an issue, we’re on-site 24/7 to fix it right away (not like your usual landlords…).
Each shared space in a Folk home is designed to be enjoyed with others. At The Palm House in Harrow, head to the huge co-working space or community kitchen in your own time. At Sunday Mills in Earlsfield, there’s a comfortable living room for relaxing and a state-of-the-art gym and studio for working up a sweat. And at Florence Dock you can soak up the sunset with panoramic views of London from one of our five terraces or tuck yourself away with a good read in the Snug. Wherever you are, make the most of the spaces by joining our calendar of weekly social events.
All our studios come furnished, so you'll get a double bed, table and stool, a kitchenette with combi microwave/oven, hob and fridge freezer, and a fully-fitted ensuite bathroom. Our studios don't come with bedding or cooking equipment, so you can either bring your own, or buy them straight from us. Our bedding packs are £60 and our kitchen packs are £80 each.
Absolutely. We know remote working is so important, so in every Folk home we’ve got a huge co-working space made for residents to work from.
