"The studio design is great. I was suprised when I arrived that the studio is actually more spacious than it looked like on the pictures and videos. The bathroom is a dream with the rainshower and the combi microwave oven in the kitchen works like a normal oven. I was also pleasantly suprised of how well the walls are isolated – the only thing I can hear from neighbours are the studio doors when they come or leave. The communal spaces are frequently cleaned and always look tidy. The co-working space is great if you work from home or just want to sit somewhere else when studying. The Gym has everything you need with Technogym Equipment and can be accessed 24/7. The communal kitchen and living room area on the 8th floor as well as The Hub downstairs are a great spot to socialise and meet other residents or to hide and read a book (the building is massive so there is always a quiet spot). There is also a screening room with a Playstation which can be used by residents. I can highly recommend!"

Co-living is a way of renting that brings people together. You get your own lovely private studio and access to incredible shared spaces like a gym, co-working space and roof terraces. Plus, we take care of the boring stuff and give you everything included in one easy bill, so you can focus on enjoying yourself. It’s renting, but with even more opportunities to meet like-minded folk.
Our minimum stay is for three months and maximum 12 months. But you can renew as you wish, so however long suits you!
Your bills are all-inclusive – that covers superfast WiFi, utilities and council tax, and also access to a gym, cinema room and co-working spaces at no extra cost.

Our homes are designed to give you the perfect balance of private and communal space. You’ll have your own fully-contained studio apartment but you’ll also share spaces like a gym, cafe, co-working space and cinema. Everything’s newly designed and focused on comfort. If there’s an issue, we’re on-site 24/7 to fix it right away (not like your usual landlords…).
Each shared space in a Folk home is designed to be enjoyed with others. At The Palm House in Harrow, head to the huge co-working space or community kitchen in your own time. At Sunday Mills in Earlsfield, there’s a comfortable living room for relaxing and a state-of-the-art gym and studio for working up a sweat. And at Florence Dock you can soak up the sunset with panoramic views of London from one of our five terraces or tuck yourself away with a good read in the Snug. Wherever you are, make the most of the spaces by joining our calendar of weekly social events.
